A direct buyer for South Florida apartment buildings and commercial property.
Golden Coast Investments acquires multifamily, mixed-use and commercial real estate from owners, families and their advisors. We study the real numbers, put our terms in writing, and work toward a closing that fits your plans — privately, without a public listing.
One counterparty, clear numbers, terms in writing.
Selling a building you've owned for years is a significant decision. Our job is to make the buyer's side of it simple to understand and easy to trust.
The decision-makers, from day one
You speak with the principals who underwrite the building and negotiate the purchase — not a call center and not a chain of intermediaries.
No listing, no signs, no showings
Tenants and staff don't hear about a sale until you decide they should. We're glad to sign a confidentiality agreement before you share financials.
Numbers you can follow
We underwrite in-place income and the real costs of ownership — taxes after a sale, insurance, reserves, needed work — and walk you through how we reached our price.
A letter of intent you can take to your advisors
Price, deposit, inspection period, closing date and any conditions, in plain language — so you can compare, consult and decide on your own schedule.
Most sales start with a change, not a crisis.
Owners come to us at many points in the life of a building. A direct sale isn't the right answer for every one of them — when it isn't, we'll say so.
How a direct sale works- Long-time owners ready to step back from managing tenants and contractors
- Estates, trusts and heirs who have inherited income property
- Partners or family members who want different things from the same building
- Buildings facing major capital work — roofs, recertification, structural or electrical upgrades
- Below-market rents, vacancy, or a difficult tenant situation
- A loan maturing, or a refinance that no longer works on today's numbers
- A 1031 exchange that needs a dependable buyer on a defined timeline
From first call to closing.

We underwrite and visit
We study the numbers and the market, then walk the property with you or your manager at a time that respects your tenants.
Written terms
You receive a letter of intent setting out price, deposit, inspection period, closing date and any conditions.
Diligence and closing
Inspections and title work proceed through a Florida title company or closing attorney, with deposits held in escrow, toward the agreed date.
Owners, their brokers and their advisors.

Golden Coast Investments is a privately held Florida company, founded in 2019. Its principals have bought, renovated, built and operated South Florida real estate since 2015 — from single-family renovations and conversions to ground-up construction and rental buildings they still own.
That operating experience is how we underwrite: we price buildings the way an owner who has to run them would. We work in English, Spanish and Italian.
